GBA was the development and construction manager for the Bennett Insurance Headquarters. In accordance with the City of Ottawa Heritage guidelines, the building redevelopment project reconstructed the Davidson-Hope farmhouse, a 100-year old icon in west Ottawa. 

In coordination with the project team, GBA undertook a feasibility analysis to determine the best direction for the project and made recommendations to the client. Once the key guidelines were established, GBA prepared the necessary master schedule which reflected all aspects of the project including design, approvals, and construction. 

Following this initial planning, GBA worked with the client to determine procurement protocols for all construction trades and the approach to ensure best value for the project. This resulted in a mix of sole-source contracting for unique requirements and competitive tendering.

GBA led the development of the unique World Exchange Plaza, a premier office/retail complex located in the financial core of downtown Ottawa. In partnership with both federal and municipal governments, GBA managed all aspects of this complex development from concept, design, development, lease negotiations, and site operations.

Steps from Parliament Hill, this office and retail complex covers an entire city block with over 670,000 square feet of space.

GBA worked with Bentall Kennedy, the property management team for the Sun Life Financial Centre, in the heart of Ottawa’s thriving financial district.
The building is a stunning 1 million sq. ft. mixed use complex of two commercial towers of 15 and 17 storeys located at 99 Bank and 50 O’Connor respectively.

GBA provided project management services in the design, development and implementation phases of base building upgrades and fit-up of approximately 80,000 sq ft for the federal Department of Justice. Working with Bentall Kennedy, Public Works and Government Services Canada, the Department of Justice and the design and engineering team, GBA ensured that all stakeholder needs were met on time and on budget.

GBA, on behalf of Bentall Kennedy, participated in the procurement of the design and construction teams, assisted in the finalization of design development and oversight through construction. GBA ensured compliance of project specifications and that milestones were met well in advance of the Department of Justice relocation to the 99 Bank and 50 O’Connor Street buildings.

GBA is acting as the planning and development manager for this exciting mixed-use development located adjacent to the Carp Airport in Ottawa.

In coordination with the client and the existing consultant team, GBA created a strategic plan for the overall development of the project. GBA prepared a Master Schedule and coordinated the retention of consultants for the next phase of the development while monitoring progress.

GBA was the advisor and project manager for Illumination LeBreton, the selected proposal by the National Capital Commission for the complete redevelopment of LeBreton Flats as a signature destination in the downtown core of Canada’s Capital. The proposal detailed a 30-year plan to create five transit-oriented, distinct new neighborhoods, a sports and entertainment facility, animated parkland, and waterfront plazas.

Partnerships were created through GBA between the Algonquin First Nation, Ottawa Building and Trades Council, Abilities Centre Ottawa, museums, post-secondaries, for education, training and funding puposes.

 

Tunney’s Pasture Redevelopment

GBA was retained by Public Services and Procurement Canada (“PSPC”) to act as the development and project manager for the Tunney’s Pasture Redevelopment. GBA led a group of 20 sub-consultants who evaluated the viability of the proposed Master Plan, and ultimately recommended the best phasing approach for the redevelopment over a 25 year period.

Tunney’s Pasture is a 100 acre mixed-use, transit-oriented design community at the new Light Rail station. Tunney’s Pasture has enormous potential to meet the Federal Government’s current and future office needs through its redevelopment to a highly sustainable, transit-oriented, urban mixed-use community. This will be a community that is aligned with and becomes part of a greater local community. GBA managed all aspects of the Master Plan review, including financial, urban planning, transportation, infrastructure, architectural design, and the management of federally classified buildings.

GBA was retained by the City of Ottawa as a development manager on this sophisticated Public Private Partnership development. GBA oversaw all aspects of the $500 million mixed-use revitalization, including the management of complex legal and financial agreements, architectural design, engineering, and construction. This led to the transformation of an aging Ottawa icon into the thriving community Lansdowne Park is today.

GBA was required to manage a number of unique redevelopment components of the overall Lansdowne project. Most notably, GBA took on the task of relocating and restoring the historic Horticulture Building, next to the Rideau Canal, which is a UNESCO World Heritage Site. This was in fact the largest building relocation in Canada’s history.

All aspects of Lansdowne Park’s transformation – programming, parking, transportation, transit, liaising with the National Capital Commission and Parks Canada – were managed by the GBA team.

Graham Bird was the project manager overseeing the design team, as well as the liaison with the community and the City of Ottawa, to bring the project to completion of the design approval stage.

This project involved the redevelopment of approximately one acre of land in the heart of Sandy Hill. The program for the private-sector represents the leading edge approach to privately run facilities focused on a student population. It is designed to marry physical infrastructure with exemplary management and create an environment that students and parents will find desirable.

The scale of the project, with gross floor area of approximately 24,584 m2 spread over nine storeys, represents a project of substantial size that demands a careful integration with the business model and the ongoing management of the facility.

The project includes approximately 190 suite-style units in studio, two, and four-bedroom configurations. They include shared bathroom, kitchen and living spaces. The ground level includes retail (1,217 m2), a fitness centre (260 m2) and student amenity area (433 m2). The project features one level of underground parking with 62 parking spaces.

This project features 3 floors of underground parking, ground floor retail, and 64 condominium units on 8 floors. The retail space will add to the wonderful Westboro neighbourhood shopping community. The rental property is now fully leased to residential and commercial tenants.

The 111,000 square foot retirement residence is the first of its kind in the Village of Carp and will cater to seniors in Ottawa and the surrounding areas.
